the concept |

located
at third and monroe, "my building" has the best
view of the ballpark you can find - which got me thinkin.
remember
when the titans came to nashville and those |
|
| |
| PSL's (personal
seat licenses) were all the rage? well how about this idea... PCL's
- personal condo licenses. with a view like this who needs HVAC? |
| |
| some of my
other ideas involve using lots and lots of wireless technologies.
seeing how this place was built back when it was considered "high
tech" to have 1 phone jack per floor, there aren't many conduits
to run phone/data lines in and around. wireless is not only the
modern way of doing things, it is more cost effective as well. |
| |
| in all seriousness,
i do think that this place could really be a gem once again. right
now it is just a huge brown structure that, if it had wheels, could
be mistaken for "my big UPS truck". but with a lot of
renovations it would make a killer condo, hotel, retail - mix use
building. after all, it offers the rare combination of great location
and killer view. |

how "my building" stacks up against other memphis structures |
 |
| |
 |
as
you can see, i'm currently in 4th place, not bad for a place
that was build 40 years before anything in front of it...
either way, none of this will matter once i put a new hat
on the place.
overnight
"my building" will be the tallest in memphis.
the folks @ UP are gonna be ticked.

the tour |
it was only
10 am when we started the tour, but a new term was created before
we left the building... that term is "sterick building hot".
it was close to 90 outside that day and @ least 10 degrees warmer
once inside. mix in a 30 story stair climb and some very stale
air and you got what is now known as "sterick building hot!"
at one point chris asked me "just how high do you want to
go in this thing?" my reply was "high enough to ensure
that i never have to wish i went all the way to the roof."
once we did
make it up top the view was without question the best in the city.
i could really see high dollar condos up there. the 14th and 22nd
floors had room for outdoor decks that offer views of the entire
city. below are some pics i took from the top floor |

| in spite of
the heat, the stairs, the pigeons (as well as all the wonderful
things that come along with pigeon infestation) it was a great field
trip. a 1997 appraisal of the place said the building was worth
$470,000... but was in need of $25,000,000 in renovations. so, unless
i start making richardvining.com a pay site this project is gonna
have to wait awhile. |
